Job Description Woodmont Properties is seeking a professional Commercial Real Estate Leasing Agent (Retail) with 2+ years of experience in the commercial real estate industry of leasing Retail and Mixed-Use space. This Leasing Agent is responsible for increasing Net Occupancy, meeting the needs of current and prospective tenants, while supporting the goals of Woodmont Properties. This position requires leasing space in 25 properties within the Washington, DC Metro area, approximately over 1 million square feet of commercial space. Candidates interested will join a fast-growing, 37 year old real estate company and see it's the smaller intangible things that can make working with us so satisfying. We require a self-motivated, goal oriented agent who has the ability to multi-task, communicate professionally, efficiently and reliably, and possess strong prospecting and sales skills. Duties and Responsibilities: Act as a “listing agent” for assigned properties. This includes contacting potential tenants directly and working with outside brokers to lease available space. Provide tenants and owners with pertinent information on leasing availability, current market conditions, and property values. Accompany Qualified Prospective Tenants to properties to show site, review property features, leasing rates, and terms. Prepares letters of intent, draft initial leases, lease addendums, renewals, amendments, correspondence to existing and prospective tenants (using standard company templates and verbiage). Review tenant leases for responsibility requirements and relay to tenant in a professional, timely and courteous manner. Maintain current knowledge of market conditions, property values, and legislation that may affect the real estate industry. Develop and implement marketing campaigns, prospecting for new tenants through networking, researching, cold-calling and internet tools. Participate in contract negotiations, related due diligence and qualify prospective tenants. Build and maintain positive, mutually beneficial relationships with tenants, notify tenants in a timely manner of critical lease action dates, pertinent information on leasing options, availability and terms. This Agent will be responsible for generating a high volume of leads and developing strategic leasing plans. Education, Experience and Required Skills: Bachelor's degree (BA/BS) from four-year college or university in Business Administration or related field-Preferred and 2 years related work experience; or equivalent combination of education and experience. Real Estate Salesperson License-Preferred, but not required. Excellent written and verbal communication skills. Strong organizational and analytical skills and ability to effectively present information as well as conduct typical financial analyses. Ability to comprehend, analyze, interpret and abstract lease terms and financial documents. Ability to solve situations involving several options. Experience using CoStar and Loopnet Certificates and Licenses: Valid driver’s license Unencumbered Department of Motor Vehicle record and Criminal Background Check Compensation: We provide a competitive “draw” and commission structure which will allow a talented, goal oriented, and hardworking agent to earn over $100,000.00 annually in net commissions.
