The Assistant Property Manager is responsible for overall resident satisfaction and retention as well as the maintenance and day to day operation of the property. The Assistant Property Manager will work in collaboration with Concierge, Maintenance, and Leasing and will be required to work scheduled weekends. The primary schedule for the Assistant Property Manager will be Monday:Friday, however weekend work is required for this position. The Assistant Property Manager is responsible for complying with the operational policies and procedures established by Vornado/Charles E. Smith and Vornado Realty Trust. This is a floating position and the individual would be required to float between all VNO residential assets with limited notice as required by management. The Assistant Property ManagerA?s specific responsibilities and duties under the direction of the Property Manager include, but are not limited to the following: Establish and maintain excellent resident relations. Regularly meet with residents to ensure expectations are met and issues are addressed in a timely manner. Greet prospective residents promptly, qualify and determine needs and preferences.Promptly and accurately respond to all resident questions regarding their leases and assist with signing leases with new residents.Code invoices in the Bizflow and or IBS system.Manage propertyA?s cash flow relative to income and expenses including budget preparation and implementation, monthly forecasting and analyzing budget variances.Monitor the return of renewals and place renewal reminder calls and prepare renewal letters and leases.Review all lease files for accuracy.Maintain space in secured, marketable condition at all times. Immediately report all property deficiencies to the appropriate manager.Coordinate vacated apartment walk:thru with the Service Manager and/or Property Manager to assess damages and deductions from security deposits and determine scope of work required to meet building standards for re:leasing.Coordinate with the Leasing team to manage lease expirations and plan accordingly.Coordinate walks of Turn Over/Ready apartments with the Service Manager and/or Property Manager to assess and correct any deficiencies in building standards before move in.Coordinate with the Engineering/Maintenance staff on resolving difficult resident concerns/issues.Assist with posting monthly rent checks as well as other back:up accounting responsibilities.Provide timely written resident communications to include Notices to Vacates, Balance Due Letters and Lease Violation Letters.Maintain awareness of local market conditions and trends. Contribute ideas for marketing the property, pricing changes, renewal rates.Assist with distribution and collection of the resident satisfaction surveys.Assist Property Manager and General Manager with special projects as necessary.Excellent attendance and punctuality are essential functions of this position.Supervisory Responsibilities/Experience: Good Management/Supervisory experience preferred. Experience in luxury class A buildings preferred.Open communicator. Coach/Teacher. Good listener. Empathetic.Recognizes and appreciates direct reportsA? efforts and contributions, as well as provides timely constructive feedback.Strong financial analysis, budgeting and P and L management skills.Good corporate champion who fosters teamwork.Provides clear, concise guidance and instructions.Education/Experience:BA/BS degree preferred plus a minimum of (2:3) yearsA? experience in residential real estate in a managerial role.Strong sales and marketing experience in residential real estate preferred.Previous experience in a lease:up Class A Luxury building is preferred.Technical Experience:Experience with OneSite or Real Page highly preferred.Strong computer skills in MS Office including Microsoft Word and Outlook with advanced capabilities in Microsoft Excel required.Other Skills/Requirements:Strong interpersonal skills, with demonstrated effective oral and
