We currently have an opportunity for an Assistant Manager for our Chevy Chase, MD Portfolio with Capital Properties. This is an exciting opportunity, for the chance to become a part of our growing and dynamic team
The Assistant Manager is responsible for assisting the Community Manager with daily operations of the assigned apartment community to ensure that the property is compliant with Capital Properties standards, in addition to local, state and federal regulations including Landlord/Tenant, Fair Housing and employment laws. The Assistant Manager must be willing to work weekends, and required to manage a staff of four or more. This individual will work independently and with teammates to manage and resolve all property:level management issues. Renovation experience is a plus.
Essential Job Functions:

:Answer all incoming phone calls professionally and convert prospective residents from phone traffic into physical traffic.
:Written correspondence to all prospects and follow up with phone calls until they have leased elsewhere. Comments MUST be entered into operating system data file about the showing, the prospects comments, etc.
:Walk available units and models daily to ensure a perfect product. Open blinds, turn on lights, air conditioning or heat, and freshen. Inform maintenance supervisor of any needs or concerns in unit.
:Process deposit accounting in accordance to Landlord / Tenant, and Company regulations.
:Process accounts payables according to company standards
:Perform property inspections to maintain curb appeal and to assess any maintenance issues.
:Process renewals, and audit resident accounts and files
:Manage property delinquency, accounts receivable, and eviction proceedings
:Understand the operation guidelines established within the Property Management Agreement.
:Assist in implementing strategic marketing plans to attract and retain residents.
:Create a positive company culture for resident retention.
:Plan resident functions
:Represent property and Capital Properties professionally through dress and behavior.
:Provide
daily/weekly/monthly marketing survey reports as required
:Provide and maintain resident applications, renewal applications, and any discounts in accordance to the Fair Housing Act.
:Manage social media
:Promptly report property liability claims, employee workers compensation claims, and property loss claims according to company policy.
:Understand and comply with the guidelines addressed in the PMA.
:Understand the local market and shop similar complexes to gain a competitive advantageAddress resident concerns including but not limited to: property repairs, neighbor disagreements, renewal agreements, etc.
:Advocate leasing strategy initiatives for leasing staff to maintain occupancy.
Requirements:
:
:High school diploma or equivalent is required.
:At least 3 years of experience in the property management industry
:Clear understanding of AR and AP statements, GLs, budgeting, etc.
:Clear understanding of all basic office equipment : fax machine, printer, PC, etc.
:Clear grasp of federal fair housing laws and any applicable local housing provisions.
:Ability to read, write, understand, and communicate in English.
:Proficiency in Microsoft Office and ability to quickly learn other software applications.
:Exceptional customer service abilities.
:Ability to communicate in a professional manner.
:Ability to handle conflict resolution with both resident and staff.
:Ability to source, interview and manage a team.
:Ability to prioritize, set, and meet deadlines.
:Occasional travel may be required.
